Charter certifications are based exclusively on self-reported financial information provided by the buyer at the time of submission. Charter does not independently verify, audit, or confirm the accuracy of any information submitted through the platform.

Declared Certifications represent a buyer's own signed declaration of their financial position. Charter makes no representation as to the accuracy, completeness, or current status of the information declared.

Verified Certifications indicate that a buyer submitted supporting documentation that appeared consistent with their declaration at the time of review. Verification is a limited administrative review only. It does not constitute an audit, appraisal, credit check, or formal financial assessment of any kind.

Qualification ranges are estimates calculated using a standardized formula applied to self-reported data. They are intended solely to facilitate preliminary conversations between buyers and brokers. They do not represent a guarantee of financial capacity, a commitment to lend, a pre-approval for financing, or a representation that the buyer is capable of completing any specific transaction.

Charter is not a lender, financial institution, mortgage broker, credit reporting agency, or licensed financial advisor. Charter certifications are not regulated financial products and should not be relied upon as such.

Brokers, sellers, and other parties should conduct independent due diligence appropriate to their transaction, including but not limited to requesting formal proof of funds, lender pre-approval letters, and professional financial verification. Charter certifications are a preliminary screening tool only and do not replace or substitute for any such due diligence.

Charter assumes no liability for any transaction, loss, damage, or claim arising from reliance on a Charter certification. By using Charter, all parties agree that Charter certifications are informational only and carry no legal, financial, or contractual weight.
